Before You Apply
Rental Qualifications
Please review our resident selection criteria carefully before submitting your application. Meeting these qualifications does not guarantee approval — all applications are reviewed individually.

Identity & Age
- All applicants 18 years of age or older must submit a separate application.
- Government-issued photo ID is required for all applicants.

Income & Employment
- Verifiable gross monthly income of at least 3 times the monthly rent is required.
- Employment and income verification will be conducted — pay stubs, employer contact, or tax returns may be requested.
- Self-employed applicants may provide recent bank statements or tax returns in lieu of pay stubs.

Credit History
- Credit history will be reviewed as part of the screening process.
- A history of on-time payments and responsible credit use is preferred.
- Outstanding collections, judgments, or bankruptcies may affect eligibility.

Background Screening
- A criminal background check will be conducted on all applicants.
- Criminal history will be evaluated on a case-by-case basis, considering the nature of the offense, the time elapsed since the conviction, and any evidence of rehabilitation, consistent with applicable Fair Housing laws.
- An eviction history check will also be conducted. Prior evictions may disqualify an applicant.

Rental History
- Previous landlord references may be required.
- A positive rental history — including on-time rent payments and care of the property — is strongly preferred.

Occupancy
- Occupancy is limited based on bedroom count and applicable local law.
- Generally, no more than two occupants per bedroom, subject to the specific property and local regulations.
- All occupants 18 years of age or older must be listed on the lease and submit an application.

Additional Policies
- No pets without prior written approval from JC Realty Company.
- Guests may not stay more than 7 consecutive days without written approval.
- Renters insurance may be required prior to move-in.
- A security deposit is required before move-in.
- Rent is due on the 1st of each month. Late fees will be assessed after the applicable grace period.
- Residents are responsible for compliance with all lease terms and community rules.
- Residents are responsible for routine pest control unless otherwise specified in the lease.

Application Fee
- A non-refundable $50 application processing fee is required to submit your application.
- Payment of the application fee does not guarantee approval.
- Fees will not be refunded regardless of the outcome of the application review.
